One Condo Experience with Banning Smoking

Smoking in condos is typically supported by smokers and opposed by non-smokers.

While both sides have strong arguments in support of their view, it is non-smokers who are unwillingly required to deal with the negative implications and costs.

Fumes tend to migrate out of a smoker’s suite and cause discomfort for neighbours. Despite the best efforts of some condo corporations to mitigate these effects, sometimes at considerable cost, it is not always possible to prevent smoke fumes from encroaching on neighbouring suites.

Here is how one condo corporation resolved the issue of smoking in suites.

Their board was receiving letters complaining about smoking in the building. Some residents were concerned with the smell and others about safety.

Residents were asked to close spaces in their suite so that smoke cannot escape. Electric receptacles, mechanical and plumbing elements are just some of the spaces where smoke can exit one suite and enter another. Residents were cooperative but these efforts proved ineffective.

The corporation had air quality measured in common areas, smokers’ suites and complainants’ suites.

After studying the issue in depth, the board passed a rule to make the building smoke-free. They held an information meeting to explain their decision. Residents were encouraged to voice concerns and ask questions. The issue was addressed in their newsletter.

Current residents who smoked were identified and grandfathered thus allowing them to continue smoking until they moved out. All new residents are now informed that the building is smoke-free including suites.

At a later date the condo corporation intends to pass a by-law to further strengthen their commitment to maintaining a smoke-free building.
