Next Generation Condo Boards

A new era is dawning for condo boards.  A new generation of leaders is ready to make a difference.  This younger generation wants to be more than mere custodians of their communities dealing solely with emergencies, crises and problems.  They want to lead by encouraging proactive management leading to sustainable and safe living.  This is a refreshing change from older condo boards reluctant to look toward the future by updating and enforcing their rules while implementing changes to ensure their homes are more environmentally sustainable and more economical to manage.

Far too many condo boards view themselves as crisis managers dealing with problems as they arise.  Millennials have no interest in doing things the same way as in the past.  This new generation of condo community leaders wants to do more than offer quick fixes that don’t lead to a better, more economical and environmentally friendly future.

These leaders are committed to making a lasting impact.  They want to reduce their community’s carbon footprint, be more energy efficient and make better use of the condo fees they are entrusted to manage.

Making better use of electricity and other utilities is important to sustainability and reducing expenses.  Millennials are more willing to consider newer technologies such as heat pumps which offer improved comfort and noise reduction.  Water detection systems, utility metering and condo management software provide them with the tools to better understand their current situation and implement improvements.  A focus on electronic communications, and electronic voting systems, allow owners to be better informed and more easily participate in the governance of their home.  Equally important, these tools ease the burden on volunteer condo boards.  Fewer problems and complaints allow them to focus more on long-term planning and benefits.

This generation is determined to make a difference.  They have no interest in preserving traditions that don’t work well.  They recognize the importance of learning in their role as fiduciaries for their communities.  They desire a safer, enjoyable and more affordable home.
