Maintenance, repair and replacement resulting from wear and tear are ongoing obligations of condo corporations not covered by insurance. This differs from replacement or repair as a result of failure which is not covered by insurance.
The condo corporation generally has an obligation to repair common areas and suites after damage. When a suite owner is obligated to undertake certain repairs and fails to do so within a reasonable period of time, the condo corporation can undertake the necessary work.
Typically, the condo corporation would charge the suite owner for such repair work. This obligation to undertake repairs generally does not extend to repairing improvements to a suite.
