Information Certificates – New Condo Act Requirement

November 2017

The new Condo Act  mandates more notices sent to condo owners.

An information certificate will now have to be delivered to condo owners at least twice each year.  Each can range from a few pages to more than 100 pages depending on the information in the certificate.  The time and cost of preparing, printing and distributing each information certificate can be significant.

Condo corporations that currently utilize condo management software are prepared for this new disclosure requirement.  After information certificates have been prepared, virtually no time and cost is associated with distribution to condo owners and making them accessible to those who utilize online document access.

Condo corporations that have not yet embraced electronic communications will spend considerably more time and money complying with this disclosure requirement.

Delivering this information via e-mail and providing online access, which has always been available to condo corporations, presents even greater value to condo corporations under the new Condo Act.  It remains a best practice of proactive condo corporations.

Condo management software offers an easy-to-use integrated solution for condo corporations that incorporate e-mail delivery of information to residents and owners along with posting of materials for easy access.

Condo corporations that have embraced electronic communications have found owners and residents prefer this to delivery of hard copy documents.  Those which have not yet embraced electronic communications may now want to consider its merits to better facilitate this new requirement.
