Fan Coil Systems

Fan coil systems deliver heating and cooling to your suite, and clean air from outside.  They are an integral part of your building HVAC system.

Fan coil systems come in two-pipe and four-pipe configurations.  The two-pipe configuration delivers heating during cooler months and cooling during warmer months.  The four-pipe configuration can deliver full climate control – heating or cooling – at any time.  The system draws in air from the suite for cleaning then returns it while also providing fresh air.  Each suite contains a thermostat for temperature control.

“Fan coil systems last about 20 or 30 years” explains Les Woods of Unilux CRFC which both cleans and retrofits fan coil systems.  “During this time components will likely wear out, become less effective and require replacement.  As fan coil units age, they become less efficient, motor speeds slow down, air flow becomes inconsistent and there can be condensation.  Mould, water leaks and deterioration of insulation can compromise the system.  This will have an impact on your air quality and energy efficiency.”

Fan coil systems require regular maintenance.  Filters should be replaced twice a year.  At these times the system should be checked for corrosion, rust, pooling water and other issues.  When noted, repairs should be undertaken.

Improperly maintained, the fan coil system can facilitate mould growth that becomes airborne and affect health.  Dirt, dust, pet hair and other contaminants can unnecessarily be allowed into your home.   The lifespan of the system can be impacted.

While it may be possible to safely repair an older fan coil system and extend its lifespan, replacement with a new unit or parts may be necessary for the system to remain functional.  Benefits, which include lower operating cost, increased efficiency and improved air quality, should be considered.  Newer components offer added benefits that include less moisture in the air, reduced condensation on windows, and a less hospitable environment for mould, mildew, fungi, dust mites and bacteria.  Air purification, a recent innovation, allows fan coils and heat pumps to incorporate a range of filters, including those which are high-efficiency, to improve air filtration.  Systems can remove 99.99 percent of airborne impurities while cleaning air entering suites.  Newer systems can reduce energy requirements by up to 75 percent while delivering clean and comfortable air.  The entire retrofit process takes a few hours.

For the average Toronto residential suite, heat pumps and fan coils can recirculate air in about ten minutes.

Maintenance and replacement of fan coil systems is generally a responsibility of the unit owner.  Since problem fan coil systems can impact on other units and common areas, some condo corporations may choose to maintain these systems as part of common areas.

A properly functioning and well-maintained fan coil system will continue delivering fresh, clean air to your home at a comfortable temperature.
