Fan Coil Mould

Mould contamination is a growing concern in condo buildings.

Lifestyle, inadequate ventilation and improper or lack of maintenance all contribute to mould growth.

These microscopic organisms can grow on the surface of most materials.  They create health issues from allergic reactions and asthma to more serious problems.

Mould often starts in areas hidden from view before becoming visible.

One common area for mould growth is the HVAC and fan coil system, including ductwork, which is part of every condo suite’s heating and cooling system.  Fan coil units are an ideal breeding ground for mould.  While filters can help prevent the spread of mould, they do not inhibit its growth.  Mould can also breed on filters.

Preventing and dealing with mould requires a number of steps.  Mould contamination must be removed.  To prevent recontamination the underlying causes of mould must be remedied to discourage its regrowth.

  • Help prevent the spread of mould by replacing filters on a regular basis
  • Have the fan coil system checked annually to ensure there are no mould or moisture problems
  • Clean insulation in HVAC systems and ductwork
  • Apply anti-microbial solution to eliminate surface mould
  • Find and repair water leaks

Improper cleaning can worsen a mould situation by helping mould spores to spread through a suite or building.  It is advisable to employ properly trained specialists to clean these areas and deal with any identified mould.
