Common use areas, or common elements, are generally for the use of all building residents. This includes hallways; pipes, vents and wiring delivering air, water and electricity throughout a building; and entertainment, recreational or activity spaces. Maintaining and repairing common use areas is a responsibility of the condominium corporation.
Exclusive use common areas are for the exclusive use of a unit’s residents as designated in the declaration. This may include a balcony, patio or lawn.
It is an obligation of the board to maintain these spaces and ensure that building residents do not use exclusive use common areas that are for another owner’s exclusive use.
