With energy costs increasing each year, more efficient energy utilization means lower monthly fees for all or more money available for other uses.
Obtain resident support and participation in a building wide commitment to improve energy efficiency and more sustainable practices. This may require information meetings and ongoing communications to educate, inform and encourage active participation.
Considerations for Building Management
- Undertake a building wide energy audit to evaluate equipment, building envelope and practices as part of a comprehensive analysis to identify recommendations for improving energy performance. An energy audit will help identify the most impactful options for achieving goals.
- Focus initial efforts on common areas which are visible to all. A programmable thermostat can reduce heating and cooling when a space is not in use. Occupancy sensors in common area rooms and hallways can turn off lights when not in use.
- Install LED lighting where appropriate. LED lighting can use 75% less electricity than standard incandescent bulbs and last for up to ten years.
- Consider film on windows as a lower cost alternative to new energy efficient windows. Film can block 97% of UV rays which helps keep heat in during cold months and out during
For Building Residents
- Replace light bulbs with more efficient types.
- Unplug electronics such as printers and computers when not in use. Many electronics continue to consume power when turned off or in sleep mode.
- Install low flow shower heads.
- Stop heating or cooling unused space. When air conditioning is in use turn it up to at least 28 C when away. When heating is in use turn it down when away.
- Reduce use of air conditioning by installing window shades to protect against sun.
- When washing clothes adjust the water level in the washing machine to match load size. Always use a cold rinse. Check the lint filter in the dryer before each load.
- Use ceiling fans to cool a suite during warm months and warm it up during cooler months. During warm months run the fan counter-clockwise so that you feel a cool breeze. During cooler months run the fan clockwise so that it draws warmer air down from the ceiling.
