Spruce up your Common Areas

Older condominiums can offer advantages that include larger units, parking, storage, lower maintenance fees and a more established area with local amenities.

These advantages can be overlooked when the common areas looks old, worn and/or neglected.

Fortunately, there are ways to make older condo building common areas look modern without blowing the budget.

New paint and wall coverings
Painted walls become discoloured as the years pass. A fresh coat of paint can make an area look newer. Be sure to include the ceiling when repainting. Replace older wall coverings with something new and modern. The main areas to consider are those with the most traffic – the lobby, elevator area and the concierge desk.

New Furniture
Furniture can get worn or damaged over time, especially with heavy use. Consider replacing not just chairs and sofas but coffee or end tables. If your budget does not allow for new furniture, replacing worn or damaged cushions can help. Adding artwork or plants to tables can also make an area more appealing.

Lighting
Poor or insufficient lighting makes an area look dark and dull. Adding floor or table lamps provides more lighting to an area and makes it more welcoming.

Millwork
The concierge or security desk is the first area seen by visitors, and the busiest area of the building. This is where first impressions are most important to a quality building. Reface or replace the desk, cabinets, hardware or any area visible to visitors.
