Property Manager or Board of Directors?

The title of Property Manager is given to the individual who manages the day-to-day issues of a condominium building. Their role may be limited to ensuring the building is properly maintained. It may innclude other duties depending on the direction provided by the Board of Directors of the condominium corporation.

The Condo Act gives responsibility for managing a condo building to a board of directors elected by owners. This responsibility cannot be delegated to an employee or vendor.

The Property Manager is an employee of the condo corporation. The individual in this role takes their direction from and reports to the Condo Board.

A property manager’s role is to advise the board and to carry out their instructions.
