Can an Owner and their Tenant(s) both use Condo Amenities

September 2016

Building amenities exist for the pleasure of condo residents.

It is common for renters to have the right to use amenities when they lease a suite. This replaces the owner’s right to use amenities.

Whoever lives in the suite generally has the right to use building amenities. Having condo owner and tenants both accessing building amenities is inconsistent with how building expenses are allocated through monthly condo fees.
